  • How much do I need to start investing?
    The minimum amount required to invest in 35 Latitude Development Fund is $20,000.
  • Do I need cash or can I invest through my SMSF?
    Many of our investors invest in our funds through a SMSF (self-managed super fund). Our investors also use cash savings and borrowed funds.
  • What is my invested funds (capital) used for?
    Once you decide to invest in a 35 Latitude project - your investment or capital is placed into a registered fund and it is this fund that acquires the initial property/land that is being developed. We typically use raised capital to purchase our sites and obtain local government approval. The second stage of the process - the construction phase - is completed by borrowed funds.
  • What is an average development’s expected return?
    The fund has a target return of 10% p.a which is not guaranteed. However many of our projects achieve in excess of this figure. Our sites are hand-picked and scrutinised by our team of investment strategists to ensure that we can confidently achieve 25% return over the life of the project. We only proceed with developments which meet our stringent feasibility criteria. Of course our aim is to achieve high returns, however risk management and preserving investor capital is always paramount.
  • When do I receive my profits / returns?
    Investor are required to invest for a minimum of two years. After this two year period, investors have the ability to make withdraws on an annual basis.
  • Why does 35 Latitude specialise in small to medium developments?
    35 Latitude focus on small to medium-scale developments. This is our specialty due to these developments having a quicker turn-around time (shorter build time) and higher potential returns - which ensures our investors achieve the highest possible returns in a shorter timeframe

Any other advice provided is not provided pursuant to this agreement. Vasco Trustees Limited is the Responsible Entity of the Fund and the issuer of its Product Disclosure Statement.
